My workplace project is to analyze what factors are involved in the valuations and pricing of the Toronto Downtown Condominium Market during the COVID-19 pandemic. The work is sponsored by a local real estate agency company that provides the historical sales data from Multiple Listing Service (MLS). Based on the discussion of the needs of the organization, the research will attempt to address several major questions: What happened in the condominium sales market over the last two years? What were some of the characteristics of the units sold? How does COVID-19 impact the condominium unit sales prices? Can we build a model to predict and forecast the condominium unit sales prices by examining the features of the condominium unit? The research can help the organization to better understand the Toronto Downtown Condominium Market and further help with their management’s decision-making in building relationships with builders or any other business partners for condominium projects.

For my Major Research Project, I was interested in testing the emotional effect of COVID-19 on consumers’ general well-being and coping behaviours. My research explores how people’s initial emotional response to the COVID-19 pandemic in Canada impacted their subjective well-being and ultimately, how they used various marketplace offerings to cope with the pandemic. It also expands to measure how demographic characteristics could influence these effects.
Data was collected from 700 participants through an online survey that took approximately 6 minutes, on average, to complete. All participants were adult Canadians, i.e.,18 years of age and older who are residing in Canada. Presently, I am in the data analysis stage of my research, aiming to understand the underlying proposed relationships.
